Wolf River Bluffs is a pioneer project that offers family-sized amenities, move-up market homes and a strong feel for community. Located on the
north side of James Road opposite McLean Boulevard, the innovative design and special features make Wolf River Bluffs the ideal setting for families
of all sizes. Convenient to downtown, north Shelby County and I-240, the development will use 100 acres to produce 300 middle-income homes.

Housing Design

  • Market price for homes in the subdivision will be between $150,000 and $240,000.
  • Homes will be single-family, detached structures ranging from 1500 square feet and above
  • Developer will have architectural control through a standard design review process
  • Builders are encouraged to participate in Eco-Build and energy efficiency programs, supported by special funding sources through United Housing Inc.
  • The Wolf River Bluffs Homeowners Association will control common space and design review once construction is complete

 

Project Design

The Wolf River Bluffs development creates an impressive gateway to the Frayser community, encompassing over 100 acres with the construction of 300 middle income homes. Lot sizes range from 6,500 square feet to one acre, providing space for a diverse range of target market housing.
